Debbie Shuler has been caught up in the Auction Industry since 1981 where she first began working for Cliff Shuler Auctioneers & Liquidators, Inc. She has worked in every aspect of the industry from clerk to cashier, ring person to laborer, Auctioneer, contract negotiations to ad layouts, tag/inventory, load/unload and all the bookkeeping.  Debbie has extensive knowledge in personal property Auctions, Consignment Auctions, Real Estate Auctions & Business Liquidations, involving all types of merchandise from diamonds to machinery.  In 1992 Debbie became involved in the Real Estate Auction Industry, when she received her license as a salesperson, then became a Broker in 1994 and an Auctioneer in 2007.  In 1995 Shuler & Shuler Real Estate Auctioneers, Inc. was inaugurated.  The company has successfully marketed and sold at Auction residential & commercial real estate throughout the United States.  Debbie also owns and operates The Job Place, Inc, a Temporary & Temp to Perm Employment Agency, since 1981. Responsible for website and Internet Bidding.

 

Conducting one of the largest Consignment Auctions in Florida, with over 3000 items, 60+ consignors, 35+ workers and over 600 avid Auction attendees, Cliff Shuler Auctioneers, Inc. will orchestrate six consignment Auctions per year.  On-Site Auctions & Business Liquidations occur through-out the year.  Clients include Bankruptcy Trustees, Municipalities, SBA, County Tax Collectors, major lending institutes, individuals, Personal Representative, CPAs, Attorneys and businesses.

Shuler & Shuler Real Estate Auctioneers, Inc. was inaugurated in June of 1995. Although the corporation is young, the experience that drives it is not. Clifford Shuler, Auctioneer and Salesman, has been licensed since 1978 and an Auctioneer since 1977 and Debra Shuler, Broker, has been licensed since 1990. With agents throughout Florida, we service the entire state. Cliff and Debbie have been attending the Florida Auctioneers Association and National Auctioneers Association continuing education workshops and seminars since 1980. We represent you, our seller.

 

Shuler & Shuler Real Estate Auctioneers, Inc. is a complete, full service Auction company. We provide everything necessary to conduct a successful, professional Auction: marketing, advertising, signage, inspections, the handling of all necessary paperwork, contracts and all correspondence through the closing process. Over the last 30 years, we have built a powerhouse mailing list. It consists of prospective buyers, avid Auction goers, investors, speculators, corporations and businesses of all sizes. Our advertising brochures have won awards since 1987. Our Internet Auction Calendar attracts over 75 thousand hits per Auction. And we have a private email mailing list. Classified and/or Display ads are placed approximately ten (10) days prior to each Auction.

 

The Auction method of marketing is different from private sales or real estate listings. A massive amount of advertising and promotion takes place over a short period of time. This creates urgency, an atmosphere of excitement and builds emotions and competition. This also allows for proper and aggressive exposure of your real estate to the market.  An Auction is no longer a Seller’s last resort-it is and should be one of the Seller’s main options. Property does not sit, idle — it is marketed, Auctioned and sold, usually within 4 weeks — turning it into cash for your future investments. Imagine listing your property and selling it within a few days-you did not get top dollar, or not selling after several months-it’s still your liability.  Auctions bring true market value.

 

On each piece of Real Estate offered at Auction, we prepare a Due Diligence Report. This is an information packet that is provided to all inquirers, It contains information to assist a prospective buyer in making intelligent purchasing decisions. Buyers must always do their own homework also, and rely upon their own inspections, etc.

 

Shuler & Shuler Real Estate Auctioneers, Inc. offer a few options in Auctioning your property(s) — our site, your site or hall rental. Your property can be sold absolute, with a reserve or a combination of both. The Auctioneer will advise you with your best interests in mind.

 

Our Site: Our Consignment Auctions are held approximately every two (2) months at 422 Julia Street in Titusville. Property can be placed in these Auctions, absolute or with reserve. The real estate will be listed in our brochures, along with other real & personal property. We


achieve first-rate massive coverage by advertising in the local market.  This means for a property located in Titusville advertising would be placed in the Florida TODAY and their weeklies, Post It’s, various local weeklies newspapers, as examples.

 

For acreage or development lots, you may consider putting a few lots in this type of Auction. Contracts are administered that day along with the down payment or payment in full, depending on Auction terms.

 

We average over 400 registered bidders at our 422 Julia Street Auctions.  With an average of two and one half (2 1/2) people for every one person that registers, your property is exposed to over 1,000 people on Auction day alone.

 

Your site: The Auction is conducted at the site of the real estate being offered. This would be our choice when liquidating 50% to 100% of acreage or development lots, residential and commercial property. We recommend some lots offered absolute and some with reserve. Advertising will be concentrated in a 50 — 60 mile radius of real estate as well as the Internet. Example of advertising: $1,000,000.00 in projected gross sales-advertising budget would be approximately $30,000.00 - $40,000.00: $150,000.00 in projected gross sales, approximately $4,500.00 - $7,500.00 advertising budget.  These figures are estimates.  A budget will be prepared for your review. Sample budgets enclosed.

 

Hall Rental: Multiple parcels of real estate owned throughout a town or county - renting a hall in a central location may be the best option.

 

Absolute Auctions have proven themselves. They generate more interest, larger crowds and generally higher selling prices. Since the sale is guaranteed, buyers are excited and participation accelerates. They know the property will be sold to the highest bidder. Two parties are going to win — The Seller and the Buyer — and everyone likes to be a winner!

 

Reserve Auctions allow the Seller to accept or refuse the highest bid within 24 hours after the Auction concludes. The main disadvantage to this type of Auction is prospective buyers may not invest time and expense when there is no certainty the property will sell even if they are the highest bidder.

 

Examples:

Absolute Auction —3030 U.S. Highway 1, Vero Beach, FL; 2 acres with approx. 1550 sq. ft. building. Sold within 4% of a 2 month old appraisal. 25 registered bidders; 55 in attendance.

 

Reserve Auction — 1400 Singleton Avenue, Titusville, FL; 5 acres with approx. 10,000 sq. ft. building. Sold within 40% of a 2 month old appraisal. 8 registered bidders; 20 in attendance.
